Construction Process...

  1. The first step is to decide if you are going to need to obtain financing. If you will need to obtain financing then it works best to get pre-approved with a lending institution as a first step. You can  go to our Financing tab and get the info to one of our preferred lenders who can help you. Once you are Pre-apporved you will then know how much you can afford and will have a good understanding what size and type of home you can afford. One of our representatives will be happy to discuss what you are approved for and help to put you in the most home for your budget. If you do not need financing the first step is to decide how much you want to spend. One of our representatives will be happy to discuss your situation and help to get you exactly what you are looking for.
  2. Next you need to sign a contract with Aaron Simque Homes and if you need land you will need to get a contract on that as well to prepare for the lender. This will need to be done after you and the builder agree on a house plan and price. Then you need to drop the required documents off to the Lender to start your financing process and get a closing scheduled. Normally Aaron Simque Homes will require a down payment to get the process started. This will be taken into consideration with the lender and go towards your required loan down payment. The deposit amount varies depending on the loan and size of home. 
  3. Once you have closed on the construction loan and the NOC is recorded Aaron Simque will begin construction. You will be given emails 3 weeks ahead of the schedule on working progress for items the will need to be chosen from you the Home owner. This will normally be finish selections and colors. Aaron Simque Homes Strongly encourages choosing your selections as soon as possible as time goes fast once construction begins.  Its even a good idea to start making selections before you even start construction. This will make it much easier to stay ahead of the game and give you more time to make your selections.This way the Builder will be able to stay on schedule and complete your home faster thus saving you interest payments. 
  4. The course of the project will go as follow: 
  5. Land Clearing
  6. Foundation
  7. Framing
  8. Mechanical rough in ( Walk thru with Home owner) 
  9. drywall
  10. Trim and paint
  11. Cabinets and flooring
  12. Final mechanical trim out
  13. Driveway landscaping (final walk thru)
  14.  Aaron Simque Homes will schedule a walk thru with you after the framing and mechanical to insure  you are satisfied with all outlets and fixture locations etc. 
  15. After the standards scopes of the project are complete a final walk thru will be done with the Builder to address any issues that need to be resolved. After the final punch list is complete and the builder has been paid the Final Draw ( payment) you may move into your new home. 
  16. Your warranty starts the Day you take occupancy of the home. 
  17. Congratulations!!! You are a proud new Home Owner
